Booking Policies

 
  1. CHECK-IN TIME IS AFTER 4 P.M. PST AND CHECK-OUT IS 11 A.M. PST. NO Early Check-in or late check-out unless approved via email.
  2. SMOKING: This is a NON SMOKING property, including patio/backyard area. Evidence of smoking inside the Property will result in immediate termination and forfeiture of all amounts paid and can result in additional Cleaning Fee.
  3. PETS: Well behaved, healthy dogs are allowed if pre-approved. If neighbors complain about barking you will be asked to not leave the dog alone.
  4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
  5. SECURITY DEPOSIT- A Security Deposit may be required and is fully refundable within (14) days of departure, provided no charges are incurred including any government fines, no damage to property, all rubbish removed and dishes cleaned, renter is not evicted by owner or law enforcement.
  6. PAYMENT – Payment amounts and associated due dates are shown on the "Rental Agreement Details" page of the contract. Payments can be made thru VRBO's or Airbnb's booking process, credit card, paypal, or by check (must mail within 2 days of booking and need to request address to send payment).
  7. CANCELLATION POLICY: For rentals shorter than 30 days.
    • Cancellation from Arrival Date : Greater than 30 days
    • Rental Payment Refund : 100'% minus $30
    • Tax and cleaning fee : 100%
    • Cancellation from Arrival Date : Within 30 days of arrival date
    • Rental Payment Refund : No Refund
    • Tax and cleaning fee : 100%
  8. CANCELLATION POLICY – For rentals 30 days or greater.
    • Cancellation from Arrival Date : Greater than 60 days
    • Rental Payment Refund : 100'% minus $30
    • Tax and cleaning fee : 100%
    • Cancellation from Arrival Date : Between 30 & 60 days
    • Rental Payment Refund : 50%
    • Tax and cleaning fee : 100%
    • Cancellation from Arrival Date : Less than 30 days
    • Rental Payment Refund : 0%
    • Tax and cleaning fee : 100%
  9. MAXIMUM OCCUPANCY- The maximum number of guests staying overnight at the unit is limited to the number shown on the "Rental Agreement Details" page.
  10. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not provided or included in the rental rate.
  11. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of any payment and the party will not be permitted to checkin.
  12. PARKING – One spot as described on the VRBO listing is provided.
  13. NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS: The owners of the property do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests' (including Guest invitees) use and occupancy of the rental property, including but not limited to claims for personal injury, property damage/loss, or claims arising from use of bikes.
  14. CASUALTY or DESTRUCTION: Should the Property be destroyed or rendered uninhabitable by an Act of God, including, but not limited to, storms, floods, fires, or by environmental disaster, or loss of utilities prior to occupancy, this Agreement shall become null and void, and all payments made hereunder shall be refunded to Guest.
  15. ACCESS TO PROPERTY: Guest agrees to allow the Owner and/or maintenance personnel access to the premises when necessary for inspections or repairs and will try to minimize the impact to Guests. Guest will be provided with a 24-hour notice during reasonable hours when feasible, except for emergency situations. Manager and maintenance shall have access to the garage and outside area at all times.
  16. REPAIRS & MAINTENANCE: Tenant is responsible to notify Owner of any problems, dangerous situations, or issues that can cause damage to the property in a timely manner. Tenant understands that routine lawn maintenance may hinder use of outside areas for about 1 hour per week. Tenant accepts responsibility to properly maintain Property during occupancy and agrees to replace or repair and pay for any breakage, damage, or loss caused by Guest or Guest's visitors during occupancy which is not considered "normal wear-and-tear".
  17. Noise: All Guests agree to use common sense in keeping noise volume low after dark. Any police enforcement actions by the City or County are at the sole risk and expense of the registered Guest and may result in damage cost and/or immediate eviction and forfeiture of all amounts paid. Any "gatherings" or parties that include over 4 additional people need to be pre approved by Owner in writing or it can lead to eviction.
  18. General Terms: This Agreement is made in, and shall be governed solely by the laws of, the State of California. Venue for enforcement shall be the Courts of San Diego County, California. If any section, clause, paragraph or term of this Agreement is held or determined to be void, invalid or unenforceable, for any reason, all other terms, clauses or paragraphs herein shall be severed and remain in force and effect.
  19. Cable Television: Basic cable television is provided to the property at no charge. The Guest is responsible for all charges from ordering On Demand Library content.
  20. In the event that the unit is not available due to events which the landlord can not control, including tenants refusal to checkout, a full refund will be offered if you are delayed more than 4 hours of the checkin time.
